Buyer Engagement Letter — Paradise Realty FLA

Starting in August 2024, a buyer engagement letter must be signed before we can show you any properties. Below, you'll find the terms of this agreement.

2 Terms of the agreement

Broker Duties I agree to carry out the services that are outlined within your Home Buyer's Guide.

Duration This is a 30-day exclusive agreement: you agree to work exclusively with Paradise Realty FLA in your home search for 30 days. However, if you enter into a contract to purchase a property during this period, this agreement stays in effect until that transaction is completed or terminated. You may instead elect for this agreement to apply only to a single scheduled showing.

Cancellation You or I may terminate this Agreement before an offer is submitted by giving written notice. Properties introduced by Paradise Realty FLA remain covered in this agreement for 90 days regardless of early termination. You are not required to purchase a property.

Brokerage We operate as Transactional Brokers.

Compensation We will seek to receive our professional fee from either the listing broker or the seller. If this amount doesn't fully cover our fee of 2.5% of the total purchase price for RESALE properties, or 6% for NEW CONSTRUCTION, then you agree to pay us the difference up to 3% of the purchase price at closing. You agree to pay a $450 transaction coordination fee at closing for your dedicated administrative coordinator; this transaction coordination fee is waived for new construction sales and for veterans or active-duty members of the U.S. Armed Forces. Our fee is negotiable and is not determined by law.

Search Exclusion You may elect to exclude properties for which the seller does not offer to pay a professional fee from your search. To make this election, check the box and enter your initials below.

New Construction If you visit a builder sales center, you agree to show them this letter and inform them that Paradise Realty FLA is your exclusive broker. Please notify me immediately so that I can register you with the builder and provide you with the additional services outlined within the Home Buyer's Guide.
